Buying a home is such an exciting experience. I love working with buyers, either first time buyers or seasoned buyers. It is always so rewarding for me to know that I helped someone find a home that they love.
It is important for buyers to be prepared for buying a home so here are some basic steps to guide you through the process.
Step 1 - Get preapproved by a mortgage specialist. This is a critical first step for anyone wanting to purchase a home, even if you already own a home. You need to know how much money the bank is willing to lend you in order for you to purchase a home. If you do not have a mortgage specialist or bank in mind, please contact me as I am happy to provide some references for you.
Step 2 - Once you are preapproved for a mortgage we can meet to discuss what you are looking for in a home. I can then send you listings that match your criteria, you can select the ones you want to view in person, and together we will go and look at those homes.
Step 3 - You fall in love with a home and write an offer (usually with conditions such as Financing, Home Inspection, etc). If all goes well you remove conditions and start to pack!
Step 4 - At some point before possession day you will need to meet with a lawyer to sign papers.
Step 5 - Budget for closing costs. Many buyers forget to account for closing costs such as legal fees, taxes, insurance, hookups, moving costs, to name a few. Plus ensure you have a plan for changing all of the locks on your new home - usually done on Day 1 just in case. By ensuring you have this extra money you will have a less stressful experience.
