My goal is to sell your home for best price and terms, with minimum inconvenience and in the shortest possible time. To do this we need to ensure your home is priced realistically for the market conditions.
There are many factors to pricing a home:
- Competition - I will look to see what type of homes are up for sale in your area and how they compare to your home.
- Recent Sales - This is always the biggest indicator of fair price. Buyers will let you know what they consider fair based on all the homes they have viewed.
- Condition of Home - is your home upgraded? Do you have new windows, new roof, new furnace, etc? Does your home show well? Odors in the home?
- Location - are you in a high traffic area or do you back onto a peaceful park? Are you near schools, shopping, public transportation?
Preparing your home for selling is also important. I can offer you my expertise and help you get your home ready to sell with some helpful tips and advice. I can also recommend home stagers for sellers that either want to stage a vacant property or those that feel staging would be beneficial. Staging does have a cost, however in some cases pays for itself. Homes that are staged to look modern and inviting are seen as more desirable by buyers.
Since most buyers start their home search online these days, I will ensure your home is advertised 24/7 online through various websites and I will do more traditional forms of advertising as needed.
